Downtown Estero in Lee County is nearing completion with its approved 310 units, 200,000 square feet of nonresidential space, 125 hotel rooms and various infrastructure projects, aimed at improving its driving efficiency, as well as creating a safe environment for future residents. The projects are set to include lighting, storm drainage, utilities, roads, parking, landscaping, on-street parking, interior parking areas and garages among others. On top of that, special attention has been given to passenger safety with the installation of a water main loop from U.S. 41 to Broadway and a new sewer pump station.

The infrastructure development order includes lighting, storm drainage, utilities, roads, parking and landscaping.

On-street parking, interior parking areas and garages at the rear of buildings will all be included. Additionally, a water main loop from U.S. 41 to Broadway, as well as a new sewer pump station to serve both Downtown Estero and BroadWay Shoppes, have been included in the plans. Despite some community members expressing concerns about increased traffic and wait times due to the new development, the installation of these infrastructure projects is sure to improve the quality of life for future residents of the Downtown Estero development and the neighboring Cypress Bend.

Gibbs proudly declared that despite the traffic concerns, the village has done its best to address the issue.

The Florida Department of Transportation has been consulted on how to better control the lights, traffic flow, and turn lanes. To accommodate the development size, two access points have been created; one off Broadway and another off U.S. 41. In terms of design, the buildings will feature Mediterranean Revival architecture with two shades of beige, and trim paint in two shades of brown, as well as a terra cotta-blend concrete barrel tile roof.

The board has also decided to build a fence between Downtown Estero and Cypress Bend to ensure the safety of both communities. This unanimous decision was made with pride and confidence.

The impact of Downtown Estero is sure to have a positive and reinforcing effect on the surrounding area, offering locals new jobs and amenities that have been specifically designed and approved to better serve the community. Through careful consideration by commissioned members, the development of this well-planned and highly-anticipated multitenant residential space has drawn much positive attention from the community.
